SDA Housing
What is SDA housing?
SDA housing refers to Specialist Disability Accommodation, which is designed to support individuals with extreme functional impairment or very high support needs. It provides accessible, purpose-built homes to enhance the quality of life for people with disabilities.
Who is eligible for SDA housing?
Eligibility for SDA housing is determined by the National Disability Insurance Scheme (NDIS). Participants with significant functional impairments or very high support needs may be eligible after an assessment of their individual circumstances.
What types of SDA housing are available?
SDA housing includes a variety of types such as apartments, houses, duplexes, and group homes. Each type is designed to cater to different needs and preferences of individuals with disabilities. At Amity Housing we specialise in 2 or 3 resident High Physical Support and Robust houses, each with ensuites, on site overnight accommodation room for support workers and multiple living spaces. We also have a High Physical Support apartment building in Adelaide with 6 2 bedroom apartments.
Applying for SDA Housing
How can I apply for SDA housing?
To apply for SDA housing, you must first be a participant of the NDIS. You will need to have an assessment that identifies your housing needs and confirms your eligibility for SDA funding. This information is then included in your NDIS plan. If you need assistance with this please reach out as we may be able to help point you in the right direction.
What is the process for SDA funding approval?
The process involves an assessment by an NDIS planner or an occupational therapist to determine your housing needs. If you qualify, SDA funding will be included in your NDIS plan. This funding is used to cover the cost of SDA housing.
How long does it take to get approved for SDA housing?
The timeline for approval can vary depending on individual circumstances, the complexity of needs, and the availability of appropriate housing. It can take several months from the initial assessment to move into SDA housing.
Living in SDA Housing
What are the benefits of living in SDA housing?
SDA housing provides accessible and safe living environments, promotes independence, and ensures that support services are readily available. These homes are tailored to meet individual needs, enhancing comfort and quality of life.
Can I choose my SIL provider?
Yes, NDIS participants have the freedom to choose their SIL provider in all homes that are not already occupied. It’s important to research and select a provider that best meets your needs and preferences. Amity Housing work with some great partners that we are happy to recommend if you’re having trouble finding the perfect provider for you.
Can family members live with me in SDA housing?
Yes, call us to find out more about Appendix H funding. Continuing to live with family is a fantastic housing outcome. With Appendix H funding, NDIS participants will be eligible for a higher level of funding to cover the home, and other family members can contribute an affordable amount towards the home.
How is the rent for SDA housing calculated?
Rent for SDA housing is typically based on a percentage of the Disability Support Pension (25%). The NDIS funding covers the additional costs associated with the specialist design and support features of the housing.
What other expenses do i need to consider?
You will be required to pay for all utilities (electricity, gas, water usage and internet) as well as groceries, medication and other household supplies you may need.
Will the home be furnished?
In most instances, the owner of the home will purchase a furniture package when the home is set up. This includes whitegoods and furniture to all shared living areas. Residents generally bring their own bedroom furniture, but if they are unable to, we can sometimes get this funded too.
How long can I live in my SDA home?
All SDA homes are built as a long term housing solution with SDA Providers holding a 5 to 20 year lease on the property. Tenants will have a standard 12 month residential tenancy agreement which protects them under the tenancy act, but all going well, can continue to live in the property indefinitely. These homes are built to be forever homes and we strive to ensure all tenants can live happily and safely for as long as they want.
What if I want to leave my SDA home?
Regardless of the 12 month tenancy agreement, tenants have choice and control and can leave the home at any point if it is no longer suitable. Amity Housing requires a 60 day notice period and will assist tenants to make their transition into another housing solution as smooth as possible.
Support and Services
What kind of support is available in SDA housing?
Generally a SIL (Specialised Independent Living) provider will work with residents in the home to provide various levels of support, including personal care, daily living assistance, and access to healthcare services. The support is tailored to meet the individual needs of residents.
How are support services coordinated in SDA housing?
Support services in SDA housing are coordinated by the housing provider in conjunction with the NDIS plan. This ensures that all necessary supports are in place and that they are delivered efficiently and effectively.
What happens if my needs change over time?
If your needs change, your NDIS plan can be reviewed and adjusted accordingly. This may involve reassessing your housing requirements and making necessary modifications or changes to your SDA housing arrangement.
What happens if i’m not happy with the supports I have in the home?
Your SDA home is connected to you under a 12 month residential lease agreement. If you are unhappy with the support you receive in the home, you can choose to change SIL provider and cancel the service agreement with a 30 day notice period. This can get tricky when there are 2 or more tenants in the home, but in these instances, Amity Housing can assist all tenants, and if the majority are happy to change supports, can help with this process. Amity Housing will regularly check in to see if you are happy, safe and comfortable in your home. Likewise, we will work collaboratively with SIL providers to ensure compliant, consistent and caring support is delivered in the home.
Can I move to a different SDA housing if I am not satisfied with my current one?
Yes, you have the right to change your SDA housing if you are not satisfied with your current accommodation. It is advisable to discuss your concerns with your provider and the NDIS to facilitate a smooth transition to a new home.

What if i want to live in an area where you don’t have homes?
It’s still worth reaching out to us. We may have other projects coming up, or be able to build something bespoke for you. We also work very closely with other SDA builders and providers and can often refer to someone else who can assist you.
